There are so many things to do in Blue River, Breckenridge, and the surrounding areas. Whether you want to adventure in the form of skiing, snowboarding, snowshoeing, hiking, fishing, or mountain biking, year-round there is something for you to do! Drive into any of the towns close by for shopping and restaurants. Or just curl up with a quiet book by the fire and enjoy the views. However you decide to spend your time here we hope you enjoy your stay!

Important Check-In Information:
- CHECK-IN IS 4:00PM – Please call or text Amy Mulder at the number above to see if we can accommodate an earlier check-in. If there was a party checking out the day you check-in we cannot accommodate early check-in.
- PARKING – Parking is in the shared driveway. Please DO NOT block the drive to the other home. Parking area is indicated in the image below by ORANGE stripes. In the winter there will be orange stakes with a path to the patio, please park in front of the orange stakes. In the summer you will see a gravel area in front of the path leading to the back patio, please park here. You can park in the road by the front door to unload only. If you park in the road overnight you could get towed.

- DOOR ACCESS – Access to the cabin is controlled by our SmartLock by August. YOU MUST DOWNLOAD THE APP TO GAIN ENTRY TO THE CABIN. You will get an invite to download the app prior to your arrival. Once you download the app you will be able to connect to the lock via Bluetooth on your initial arrival. Once you have done this you can set your own pin to access the property as well. Pin access is located at the front door. You must hit the ORANGE BUTTON after entering your code. Wait 4-5 seconds and you will hear a chime and the door will unlock. The pinpad to the left of the front door is your alternate method or if more than 1 person needs access to lock and unlock the front door.
- SNOW REMOVAL – In the winter you MUST have a 4 Wheel Drive or All Wheel Drive vehicle to access the property. The drive, path and parking area will get plowed once every 24 hours when there is more than 3 inches of snow accumulation. On heavy snow days the plow cannot get to our home until the city plow clears the roads. This means that the drive and parking area may not be cleared until the afternoon.
Other things to know:
- NO DISPOSAL – There is NO disposal in the kitchen sink. Please put all food scraps from plates and dishes in the trash before washing off dishes in the kitchen sink.
- FEMININE PRODUCTS GO IN TRASH – The house is on a septic system, please place all feminine products in the trash. Do not flush anything besides toilet paper, please use the trash cans.
- NO SMOKING – Please treat our cabin with respect, there is absolutely no smoking inside the house. Evidence of smoking inside the house will result in a fine. Please do not throw used cigarettes into the outdoor fireplace.
- NO PETS – There are absolutely NO PETS allowed in the home, even if you have visiting guests. Some owners are very allergic to dog and cat dander and hair as well as other guests renting the home. Guests caught with pets will incur a $100 per night fine for each night of your booking, even if the pets were only there temporarily.
- WATER - Our water comes from a natural well aquifer. It is chemical-free, pure Rocky Mountain water and very safe to drink straight from the tap. Our whole house filter removes heavy metals by oxidation. This means that the water is heavily aerated and can appear milky white at first sight, this is normal and will dissipate after 60 seconds. The filter automatically backflushes every Monday at 2am, do not be alarmed if you hear it backflushing in the mechanical room, this is normal.
- HEATING - Our house uses radiant heat in every room. The thermostats will be set to a comfortable temperature prior to your arrival. Should you need to increase the heat, please be patient because the floor material needs to be brought to temperature first and it can take time, especially in the winter months. 1-2 degree increases can take 24 hours in freezing temperatures.
- TRASH - Pick-up is MONDAY. All trash that goes in the outside bear proof bin and MUST BE BAGGED. Trash not bagged will incur a $15 fine. This includes all trash placed in the bin. If the bin gets full we recommend using a large black trash bag kept in the front closet to store trash until Monday or the day you check out. DO NOT leave trash out overnight outside the bin or animals will create a mess. Unfortunately, there is no recycling so everything goes together in bags.
- Primary Bedroom Closets – These are the owner’s closets and are locked. Please feel free to use dressers on either side of the bed or hang up snow gear and jackets in the entry closet on the main floor. In addition, you will find luggage racks underneath the beds for your use.
- Fireplace Remote – Mounted on wall next to HVAC closet in kitchen.
- Extra Blankets and Pillows – are in the storage bench on second floor hallway between primary bedrooms.
- Barware is in the buffet by the sliding glass doors.
- Kid and Family games are in the media cabinet in the loft also referred to as the “kids cove”!
- Off-leash neighborhood dogs – there are numerous dogs in the neighborhood that are often off-leash. Generally friendly and have owners close by.
- Please be courteous of our neighbors, this is the permanent residence for many people in the neighborhood and we want to be respectful of their homes. Please limit outdoor noise after 10pm.
- There is a significant amount of wildlife in the area. There is a fox’s den off the back patio by the neighbor’s house, northeast side of the house. And on occasion you may see moose, be sure to give them plenty of space if cited, as they can be aggressive. As a result, do not leave food outside of the house.
- The outdoor gas fireplace and gas grill are on-timers for safety purposes. To turn on, turn the timer to the desired time, if more time is needed, simply add time on the dial.
- Snow removal happens when there is 3” of snow or more within 24hrs. They typically have to wait for the county plows before they can reach the property in the event there is significant snow accumulation.
Departure Checklist:
- Departure time is 10:00 am
- Ensure all thermostats are set at 67 degrees.
- Ensure all doors and windows are fully closed and locked.
- Ensure the gas fireplace is off.
- Place all dishes in the dishwasher and begin a cycle.
- Do not strip the beds and leave them unmade. This lets us know what beds have been used and which haven’t.
- Please make sure you take all food items with you and ensure the fridge is empty. Place any unused food in bags and put them in the trash container outside.
- Log out of any streaming services on the Smart TV’s that you may have logged into during your stay – you don’t want the next family to use your service!
Blue River/Alma/Fairplay Recommendations:
- Al-Mart – 11 S Main St, Alma, CO 80420 – Open 7-9 daily is your closets grocery option and offers A LOT more than you would anticipate from the outside. They have a number of natural food and gluten-free options.
- Otto’s Food Cart – 45 S Main St. Alma, CO 80420 – AMAZING breakfast, lunch, and dinner – can’t say enough good things about this food – this is a MUST!
- South Park Saloon – 24 N Main, Alma, CO 80420 – great place to grab a bite, pizza, pot pies, sandwiches and salads.
- Myla Rose Saloon – Located in Lodge by The Blue – 4192 Highway 9, Breckenridge – cozy place right down the road. Serving locally sourced upscale comfort food, happy hours and a prime location overlooking breathtaking views of Mt. Quandary.
- Soup Pot – 351 US Hwy 285, Fairplay, CO 80440 – Really great homemade soups and breads and super friendly staff.
- The Java Moose – 730 Main St, Fairplay, CO 80440 – We often stop here on the way home for a cup of java!
Breckenridge Recommendations:
- Flip Side – 320 S Main St, Breckenridge – burgers, sandwiches, fries, milkshakes – family friendly!
- Crepes a la Cart – 307 S. Main St, Breckenridge – Sweet and savory crepes are served from a cart on the street and there is ALWAYS a line.
- Cuppa Joe – 118 S Ridge St, Breckenridge – offers a full menu of espresso drinks made with boxcar beans. Bonus there are pastries, burritos and more.
- Daylight Donuts – 305 N Main St, Breckenridge – this 63-year-old friendly breakfast joint has a variety of doughnuts AND made-to-order eggs filled dishes.
- Downstairs at Eric’s – 111 S Main St, Breckenridge – more of a local dive with no-fuss bar food and arcade games.
- Soupz On – 400 North Park Avenue #10B, Breckenridge - a favorite casual spot whose menu consist of creative soups and sandwiches.
- Columbine Café – 109 S Main St, Breckenridge – is a local breakfast place known for its cozy space and patio. A semi-hidden local gem that serves great morning meals including its house-made corned beef hash.
Cold weather things to do:
- Breckenridge Ski Resort
- Peak 9 is one of the best places to learn to ski and ride. It’s the closest base area to downtown Breck and easy access to Peaks 8 and 10. Peak 9 offers mellow learning terrain and family-friendly zones while the upper half offers wide-open intermediate terrain that fosters progression. 1599 Ski Hill Road, Breckenridge, CO 80424, Phone: 970-453-5000
- Peak 6 is where advanced/intermediates can take on heart-pounding no-fall zones above tree line. There is no base area here, so you must work your way over from Peak 7.
- Peak 7 is an intermediate’s paradise. With slopes above and below tree line with steep and expansive bowl skiing. This is also the fastest way to get over to Peak 6.
- Peak 8 has the largest base area and is the central artery of the mountain. Includes lift ticket and season pass office, ski and ride school headquarters and Breck sports rental and retail. From beginners to experts and everything in between.
- Peak 10 is for experts only. It is accessed by the 6-passenger SuperChair and includes steep terrain as well as rock outcroppings, glades, massive bumps and moguls.

Warm weather things to do:
- Boreas Pass – historically known as Breckenridge Pass and served as route for prospectors during the gold rush. Exists today as a seasonal scenic drive and pass is popular among mountain bikers.
- Breckenridge Ski Resort – Epic Discovery– Peak 8 Fun Park is open June to September. Elevated roller coaster track, alpine slide course, bounce house, bungee trampoline, miniature golf, and the largest human maze in the state. - AVA Rafting and Zipline – adventure tour group specializing in whitewater rafting trips on eight different rivers. Can accommodate beginners as well as advanced river trips. - Country Boy Mine – was once one of the largest mining operations in Breckenridge. No longer in operation but is open to visitors and tours travel more than 1,000 feet into the mine to imagine what it would have been like. - National Repertory Orchestra - is based in Breck and puts on some of the most incredible symphonies in Colorado. Opening night is early June and concerts are held a few times a week throughout summer.
- Roast S’mores - What’s summer without a little roasted marshmallow? Head to the DoubleTree by Hilton Breckenridge daily from 4 to 5 p.m. for FREE s’more roasting on the deck. (Tip: put a Rolo in the marshmallow and then roast it for a real treat or use a Nature Valley Granola thin as your cracker!)
- Ghostly Tales – operated by Breckenridge Tours – explore haunted buildings, hunt down spirit energies and listen to your private guide tell spooky stories.
- Breckenridge Golf Club – 200 Clubhouse Drive, Breckenridge – they say your ball travels faster at altitude. Head to the beautiful 27-hole Jack Nicklaus designed course.
- Maggie Pond – located at the base of Peak 9 near Main Street Station and is an ideal place to try paddle boarding for the first time with extremely calm waters. Take a paddle-board yoga class – preregistration is required!
- Oktoberfest – the main street in Breckenridge will close for this event, the largest Oktoberfest in the Rocky Mountains. Dubbed Brecktoberfest, guests can expect beer gardens and businesses celebrate and participate in their own way. Reservations are limited and go fast! The family fair is a free part of the festivities and includes live music, crafts, demos, and more.
Hiking Trails:
- Bemrose Circus – this “ski circus” connects skier from town to town. The Bemrose Ski Circus has a series of inter-connecting cross-country skiing trails for all ability levels. It’s accessible within the neighborhood or directly across from the Continental Divide on Hoosier Pass in the warmer months. 3.6 miles round trip
- McCullough Gulch Trail – 2.9-mile trail that receives a moderate amount of traffic and a moderate difficulty rating. Elevation change on the hike is 951 feet, trail is pet friendly and used by snowshoers in the winter.
- Spruce Creek Trail – a very popular 6.2-mile trail rated moderately difficult with 1,791 feet gain in altitude. Best time to visit is from April to October, although it is a beautiful snowshoeing destination in colder months. Co Road 800, Breckenridge, CO 80424
- Peaks Trail – 15.5 miles long and is rated difficult. Trail can be accessed from either Frisco or Breckenridge and is an out and back trail. Trail is popular for mountain biking, hiking, birding, cross-country skiing, trail running and is dog friendly.
- Blue River Recpath – travels 7.5 miles between Breckenridge and Frisco along highway 9. Trail is paved or its entire length and most of the trail can be biked.
- Quandary Peak – is the highest summit in the Ten mile Range of the Rocky Mountains. The trailhead can be accessed just north of Hoosier Pass. The peak is one of the more popular fourteeners to climb because it is relatively easy. Hwy 82, Hoosier Pass Area, Mount Quandary, Breckenridge, CO 80424

- Main Street – historic main street offers more than 200 shops selling a variety of items – many locally produced or handmade in Colorado.
- Mountain Top Children’s Museum – designed for children aged 10 and under. Kids can play lab, enjoy the small planetarium, or see the wildlife exhibits. 103 S Harris St, Breckenridge, CO 80424, Phone: 970-453-7878
- Sawmill Reservoir – a scenic lake at the end of a trail. Benches line the trail for those who need a break or just want to sit back and take in the surroundings. Trail is family friendly and an easy grade while the trailhead is located just beside Snowflake Lift. 98 Snowy Ridge Drive, Breckenridge, CO 80424
- Breckenridge Recreation Center – features indoor tennis courts, a racquetball court, and a wide range of exercise equipment including cardio and free weights. - High Line Railroad Park – see Engine No. 9, one of two trains that rode through Colorado’s difficult terrain. - Stephen C. West Ice Arena – a public ice-skating rink in Breckenridge that offers public skating and hockey hours each day. In addition to free skate time, the arena offers group and private lessons for all skill levels and includes on-site equipment rentals. Frisco, CO:
Just 20 minutes north of Breckenridge you’ll find Frisco with a number of other options!
- Skiing – Copper Mountain has 2,490 acres of skiable terrain. In the summer the Rocky Mountain Coaster, golf, mountain biking and hiking trails.
- Lake Dillon/Dillon Reservoir – rent a boat, or canoe, kayak or stand-up paddleboard. In addition, there is an 18-mile paved bike path that winds its way around the entire reservoir.
- Frisco Adventure Park – you’ll find everything from snow tubing and beginner ski hills to hiking trails, biking, a skate park, and frisbee golf.
